HOUSE RULES

To ensure a pleasant stay for you and the other guests, the following house rules apply at B&B Villa La Collina Dei Sogni.

â–  General

The manager can be replaced by another host/hostess or representative in appropriate cases. These General Terms and Conditions / house rules apply to all users of Bed & Breakfast Villa La Collina Dei Sogni. These General Terms and Conditions come into effect upon confirmation of the reservation. A copy of these General Terms and Conditions will be provided free of charge to the visitor(s) upon request.

â–  Reservation
The number of people who will be staying at B&B Villa La Collina Dei Sogni must always be correctly stated when making a reservation.

There are 3 rooms available. One room for max. 2 people and two rooms for max. 4 people. It is not permitted to stay overnight and/or stay with more people than the permitted maximum capacity as defined per room.

These General Terms and Conditions and house rules come into effect upon entering into a rental agreement for your stay. The host/hostess may deny and/or refuse guests access to B&B Villa La Collina Dei Sogni with immediate effect in the event of violation of these General Terms and Conditions / house rules and in the event of inappropriate behavior, without further notice or reason and without compensation for the accommodation costs.

The reservation can be made verbally, by telephone or by e-mail. After receipt, we will send you a confirmation of the reservation and your reservation is final. The balance of your booking must be paid at the latest upon departure.

In the event of violation of the stated on the reservation form and/or maximum occupancy, B&B Villa La Collina Dei Sogni will charge 100% of the applicable overnight rate per violation, in addition to the accommodation costs already due.

â–  Visitors
If you wish to receive guests, you must inform the host or hostess of this in advance.

​

â–  Check-in
Check-in is in principle possible from 3:00 PM. Another time can be agreed upon in consultation with the host/hostess. Check-in is preferably before 21:00.

In any case, please indicate at least one day before arrival what time you expect to arrive approximately and call the host or hostess on the day itself 30 minutes before arrival. This way, someone is definitely present and you do not have to wait unnecessarily. For example, you can also arrive earlier to drop off your luggage and pick up the key. To check in, please report to the front door of the B&B.

â–  Check-out
Check-out is possible between 8:00 and 10:00 at the latest on the day of departure. Depending on the occupancy, a different check-out time may apply in consultation with (and after permission from) the host or hostess. The guideline remains 10:00.

â–  Key management
Upon arrival, you will receive the keys for your accommodation from the host or hostess. You must ensure that the doors of your accommodation are locked and that the lights and air conditioning are switched off. When checking out, please return the key to the host or hostess.

â–  Loss of key
If you lose the key, please inform the host or hostess as soon as possible.

​

â–  Breakfast
If you use the breakfast service, we will ensure that a fresh breakfast is ready for you every morning. Breakfast is served in the breakfast room so that you can enjoy it in peace and quiet at any time. Breakfast is ready for you every morning at the agreed time. Breakfast is served until 10:00 at the latest.

â–  Bed linen and towels
For longer stays, towels and bed linen are changed as desired. The costs for this are included in the price unless other agreements have been made.

â–  Hygiene guarantees
It is not permitted to sleep on the beds in the rooms without sheets and pillowcases.

In the event that irremovable stains occur in the mattress, duvet, bedspread and decorative cushions or towels during the overnight stay, B&B Villa La Collina Dei Sogni will charge the customer for the resulting cleaning costs and/or costs for replacing the materials.

â–  Rates
The prices include water, electricity, heating, VAT, use of refrigerator, TV, WIFI, parking and use of the swimming pool on the grounds of B&B Villa La Collina Dei Sogni.

In the unlikely event that the services such as TV and/or WIFI do not function or do not function properly during the stay at B&B Villa La Collina Dei Sogni, this does not entitle the customer to a refund of all or part of the room price due.

The rates do not include the costs of cancellation and/or travel insurance and/or other costs. The B&B rates are always without obligation and are subject to interim changes. All information on our website is deemed to have been provided in good faith and is always subject to interim adjustments. B&B Villa La Collina Dei Sogni is not liable for any errors or omissions on its website.

â–  Cancellation
You can cancel free of charge up to 7 days before arrival. You will pay the total price of the reservation if you cancel within 7 days before arrival. In case of a no-show, the full reservation price will be charged.

â–  Payment conditions
Upon confirmation of the reservation, we charge a deposit of 30% of the total amount to be paid, to be received within 7 days.
In case of late payment of the deposit, the reservation will be automatically cancelled and the deposit will not be refunded, unless for urgent or medical reasons. The balance will be settled in cash or electronically upon arrival.

â–  Parking
You can park your car free of charge in the designated places on the premises. If the parking lot is full, the host or hostess will show you another place on the property to park. Parking is only permitted for the duration of your stay. You can also park your bicycle free of charge in the bicycle shed provided for this purpose. Parking on the premises is at your own risk. B&B Villa La Collina Dei Sogni is not liable for theft and/or any form of damage.

â–  Noise
B&B Villa La Collina Dei Sogni asks its guests to refrain from making noise in the accommodation they have rented and the common areas. All music – and any other sound – produced in any way must be adjusted to the room volume, so that no noise nuisance is caused to other guests and residents and is prohibited from 22:00 in the evening until 07:00 in the morning. We ask guests to take noise nuisance into account on the driveway and the terrace.

â–  Waste
You can deposit rubbish in the designated waste containers. You may leave empty glassware or plastic, the host or hostess will clear it away for you in connection with waste separation.

â–  Pets
Pets are not allowed.

​

â–  Smoking
At B&B Villa La Collina Dei Sogni smoking is prohibited in the accommodations and the common areas. You can smoke in the designated smoking area. The terrace must remain free of cigarette butts. Cigarette butts must therefore be left in the designated cigarette butt bin. The misuse of fire/extinguishing agents or the disabling of the smoke detector is not permitted.

â–  Alcohol and (soft) drugs
Alcohol abuse is prohibited, so enjoy, but drink in moderation. At B&B Villa La Collina Dei Sogni it is strictly forbidden to possess, use and/or trade drugs. The police are always called in.

​

â–  Internet
B&B Serenity offers a WIFI guest network. The user will refrain from visiting internet websites that are unlawful in nature or that do not correspond with the reputation of B&B Villa La Collina Dei Sogni as the provider of the accommodation. In the event of detection or suspicion of nuisance to third parties and/or (other) internet abuse by the user, B&B Villa La Collina Dei Sogni has the right to block access to the internet, either in whole or in part, without further notice.

â–  Damage
B&B Villa La Collina Dei Sogni is in no way liable for any form of damage, loss or theft that you have or experience during your stay at B&B Villa La Collina Dei Sogni.

If damage is caused to the accommodation or its furnishings during your stay, you must inform the host or hostess of this. Any costs to return it to its original state will be charged. Cleaning or replacing carpets, floors, linen, furniture or interior due to stains caused by falling or bumping will be charged to you.

The manager of the B&B is not liable for loss of personal property and personal injury.

â–  Complaints
Of course we do our utmost to offer our guests a carefree and unforgettable stay. If, despite our good care, there is still a complaint, we would like to hear about it on the spot so that we can resolve it immediately.
